2. Our services
Build Assured provides independent, observation-based review services for homeowners carrying out domestic building work. Our services comprise:
- Builder Quote & Project Check — a visit-based review of a builder's quote, scope of work and payment schedule, resulting in a written report
- Progress / Payment Stage Check — a site visit to observe visible build progress in relation to a payment milestone, resulting in a written report with photographs
- Completion / Snagging Check — a site visit to identify visible incomplete works and defects prior to final payment, resulting in a written report with photographs
- Home Build Support Pack — a combination of the above services as agreed at the time of booking
Our services are not and should not be relied upon as:
- A structural survey or RICS-accredited valuation
- Building control approval or compliance certification
- A guarantee, warranty or certification of any works
- Legal advice or representation
- Dispute resolution or expert witness services
- Full project management or the supervision, instruction or dismissal of contractors
- An assessment of anything concealed, inaccessible or not visible at the time of the visit
3. Enquiries and booking
Submitting an enquiry via our website does not constitute a contract. A service engagement begins only when we have confirmed the visit in writing (by email) and you have confirmed acceptance of the fee quoted.
We reserve the right to decline any enquiry at our discretion, including where the project falls outside our service area or the scope of our services.
Our standard service area is East & West Sussex and Surrey. Visits outside this area may be possible by prior arrangement and may be subject to an additional travel charge, which will be confirmed before booking.
4. Fees and payment
Fees are as published on our website at the time of enquiry, or as specifically quoted in writing. All fees are inclusive of VAT where applicable.
Payment is due within 14 days of the date of invoice. We accept bank transfer (BACS). Invoice details will be provided upon confirmation of your visit.
We reserve the right to withhold delivery of a report until payment has been received in full.
For the Home Build Support Pack, a deposit of 50% of the agreed total may be required before the first visit is confirmed. The remaining balance is due within 14 days of the final visit.
5. Cancellation and rescheduling
Cancelled by you:
- More than 48 hours before the visit: no charge
- Within 48 hours of the visit: 50% of the agreed fee will be payable
- On the day of the visit (including failure to provide access): the full fee will be payable
Cancelled by us: We will not charge for any visit we cancel. Where we cancel with less than 24 hours' notice, we will offer a rescheduled visit at no additional cost. We will not be liable for any loss or inconvenience arising from a cancellation we make in good faith.
Rescheduling requests made more than 48 hours before the visit will be accommodated where possible at no charge. Rescheduling within 48 hours of the visit may be treated as a cancellation at our discretion.
6. Access and site conditions
You are responsible for ensuring that suitable access to the property is available at the agreed visit time. This includes ensuring that the relevant areas of the property are accessible and safe to inspect.
We are not obligated to inspect areas that are unsafe, restricted, or inaccessible at the time of the visit. Any such areas will be noted in the report.
We do not carry out any intrusive investigation (e.g. opening up walls, lifting floorboards, or testing services). Our inspection is visual only.
7. Reports
Reports will be delivered electronically (by email as a PDF) within 48 hours of the visit, unless otherwise agreed in writing.
Reports reflect the conditions observed at the time and date of the visit only. We accept no responsibility for changes to the site or works after the visit date.
Reports are prepared for the sole use of the named client. They may not be relied upon by third parties (including builders, contractors, lenders, or solicitors) unless we have given written permission. We accept no liability to any third party who relies on our report.
Our reports contain observations and recommendations. They are not instructions to your builder and we cannot compel any contractor to act on their contents. Acting on our reports remains entirely at your own discretion.
8. Limitation of liability
We carry Professional Indemnity insurance. Details are available on request.
Our total liability to you in connection with any single service engagement — whether arising from negligence, breach of contract or otherwise — is limited to the fee paid by you for that engagement.
We are not liable for:
- Any loss of profit, business, revenue, goodwill or anticipated savings
- Any indirect or consequential loss
- Any decision you make to proceed with, withhold, or require remediation of building works based on our report
- Any defects, issues or risks that were not visible or accessible at the time of the visit
- The actions or quality of work of any builder, contractor or tradesperson
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.
9. Complaints
If you are dissatisfied with our service, please contact us in the first instance at info@build-assured.co.uk. We will acknowledge your complaint within 5 working days and aim to resolve it within 28 days.
10. Intellectual property
All reports, documents and written content produced by Build Assured remain the intellectual property of Evant Ltd. We grant you a personal, non-transferable licence to use and rely on the report for your own purposes in connection with the relevant building project. You may not reproduce, publish, or distribute any report without our written consent.
11. Governing law
These terms and conditions are governed by the laws of England and Wales. Any dispute arising under these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
12. Changes to these terms
We may update these terms from time to time. The version in force at the time of your booking confirmation will apply to your engagement. The current version is always available at this URL.
